Only time will tell. Demand on proper and competitively priced homes is very high and moving quickly. The new trend on short sales and bank owned homes is to price the home very low and have it bid up by potential buyers. Please keep this in mind when looking at these types of homes for sale. Hello and Happy Friday to All,
I had some questions regarding Loan Modification this week and wanted to touch on this subject in this week’s email.
The reason Loan Mods don’t work is simple. Usually, the banks will not modify your loan, or if they do, the new modified number isn’t low enough to have enough of a positive impact on the borrowers ability to pay. Furthermore, if a home sells in the borrowers neighborhood significantly less than what the borrower paid, it will create enough anger with the borrower that they end up not wanting to continue with the new modified payment as it just doesn’t make sense to continue.
Here is an interesting article regarding loan mods and what J.D. Power has to say. Here is another article that really spells out the problems with loan mods from the eyes of agents performing them in the trenches.
My advice to borrowers looking for a loan modification is to forget about trying to modify your loan and just do a short sale and get out from under your payment. Hello Everyone and Happy Friday,
I want to share a couple of examples with you that pertain to demand in Orange County. I wrote 2 offer this past week and were out bid by other buyers on regular sale homes. One was in Irvine with an asking price over $1.0M and the all cash offer I wrote for my client was within 93% of the asking price. We got beat out on that. The other offer I wrote was in Costa Mesa on a original condition home built in the 50′s with an asking price of aprox $530,000. The offer written on that was over the asking price and we got beat out again. This is the phenomenon happening in Orange County and beyond today. Activity levels may be down for June, July and August but don’t think for a second that demand is gone.

Things have slowed down for sure and they say demand is down 20% since the tax credits stopped. Now with school about to end and families taking their summer vacation, it might be time for the buyers to really keep an eye open for a good deal on a home. Let me know if I can help you.
