However, for every home owner that goes into foreclosure or looses their home, another ready willing and able buyer surfaces to purchase the home.

For a buyer, these numbers represent what an average or normal buyer would want to pay for a home in Ladera Ranch. Of course everyone wants a deal but if you pay more than these averages, then it really isn’t a deal anymore is it? Why over pay for a home in this current real estate market? Also for buyers, these numbers mean that you can now just ask one question (what is the asking price per SqFt) and decide whether a home for sale in Ladera Ranch is a possible deal or not.
For sellers, these numbers represent possibly where the sale of your home will fall within averages. This is the best indicator you have like it or not. Sellers (interviewing agents to sell their home) like to gravitate to an agent who quotes really high numbers in what their home could sell for. This is just natural instincts at work but it is very wrong. Sellers are better suited to pay close attention to an agent who is very realistic / conservative in their number because they are being more truthful with you. As a seller, the last thing you want to do is be on the market more than say 3-4 months as this makes you “stale”. With these numbers, you are now able to decide if this may be part of the problem you haven’t sold yet? Sellers, you can also view these past sales in Ladera Ranch to keep you informed.
